How much does full management cost?
Our advertised full management fee is 15% + VAT of the monthly rent. On a property renting at £2,000 a month, that is £300 plus VAT each month. The signed terms confirm the exact scope, additional charges, third-party costs and exclusions before instruction.
Can I switch to you mid-tenancy?
Yes. We can manage the handover from your current agent, including collecting compliance documents, reconciling the rent ledger and onboarding your tenants. We will confirm the notice requirements, responsibilities and realistic timeline after reviewing the existing agreement and tenancy.
What areas do you cover?
We specialise in South West London including Wimbledon, Earlsfield, Southfields, Raynes Park, Mitcham, Morden, Tooting, Balham, and Battersea. We also manage properties across Greater London on a case-by-case basis.
How do you handle rent arrears?
The agreed service can include monitoring receipts, contacting the tenant, keeping an arrears record and escalating the matter under the tenancy and current law. We do not promise insurance cover on this page. Any protection product must be supported by separate provider, eligibility, exclusion, policy and regulatory information before it is offered.
What happens if my property is not compliant?
We can review the records supplied, identify items that may need attention and agree who is responsible for the next action. Some issues require a council, contractor, surveyor or legal adviser. Management does not transfer every legal duty from the landlord, so responsibilities and limitations are confirmed in writing.
How quickly can you find a tenant?
Timing depends on the property, asking rent, presentation and current demand. We will recommend a launch plan and keep you updated on enquiries, viewings and feedback rather than promise a fixed letting period. Applicants are referenced before move-in.
