How much do letting agents charge in Wimbledon?

Our fees are simple: Full Management is 15% + VAT of the monthly rent, Rent Collection is 12% + VAT, and Let Only is 10% + VAT of the achieved annual rent as a one-off fee. VAT is charged at the prevailing rate (currently 20%) on top of the headline percentages.

What does 15% + VAT actually cost per month?

On a property renting at £2,000/month, full management costs £300 + VAT — £360/month including VAT. That includes compliance audits, tenant sourcing, rent collection, maintenance coordination, inspections, and rent guarantee insurance.

Are there any hidden fees?

No. We operate an ethical and transparent service — in our 35+ years of business we have never had hidden fees. Our pricing is fully disclosed: the headline percentages above plus VAT at the prevailing rate.

How is the Let Only fee charged?

Let Only is a one-off fee of 10% + VAT of the achieved annual rent. For example, on a property let at £2,000/month (£24,000/year), the fee is £2,400 + VAT — £2,880 including VAT. It covers marketing, viewings, referencing and the tenancy agreement before you assume management.

Is rent protection included or extra?

Rent guarantee and legal expenses insurance is included at no extra cost with Full Management, subject to tenant referencing. Rent protection is also included with Rent Collection. It is not included with Let Only, but can be arranged as a standalone service.
