Simple, practical steps to present your home at its best — and the paperwork to gather so your sale doesn't stall later.

Get your home viewing-ready

Buyers decide quickly. These low-cost steps make the photography stronger and viewings more persuasive.

Declutter room by room

  • Clear worktops, windowsills and hallways so each room reads as spacious
  • Box up personal items and out-of-season belongings — consider short-term storage
  • Tidy cupboards and built-in storage; buyers will open them to gauge space

Maximise light and space

  • Clean windows inside and out and open curtains and blinds fully for viewings
  • Replace dim or blown bulbs and switch lights on in darker rooms
  • Rearrange or remove bulky furniture that narrows walkways
  • Mirrors in smaller rooms and hallways help bounce light around

Fix the small things

  • Touch up scuffed paintwork and fill obvious cracks and holes
  • Repair dripping taps, loose handles, squeaking doors and sticking drawers
  • Re-seal tired mastic around baths and sinks and refresh grubby grout

Kerb appeal

  • Tidy the front garden or path, sweep leaves and remove bins from view
  • Clean or repaint the front door and polish the door furniture
  • Make sure the house number is visible and the doorbell works
Paperwork

Documents to gather before you launch

Missing paperwork is one of the most common causes of delay between offer and exchange. Collect these early so your solicitor can answer enquiries quickly.

Energy Performance Certificate (EPC)

A valid EPC is required before a property can be marketed. Check whether your existing certificate is still in date — if not, a new assessment will need to be arranged.

FENSA or window installation certificates

If windows or external doors have been replaced, buyers' solicitors will ask for the FENSA certificate (or equivalent building regulations sign-off).

Gas and electrical certificates

Gather any gas safety records, boiler service history and electrical installation or inspection certificates. They reassure buyers and speed up solicitor enquiries.

Lease documents (for flats)

If you're selling a leasehold flat, locate your lease, recent service charge and ground rent statements, and the managing agent's contact details. Leasehold information packs are a common cause of delay, so request them early.

Building works and guarantees

Planning permissions, building regulations completion certificates, and guarantees for works such as damp proofing or roofing should all be ready for the buyer's solicitor.
